LIHTC Properties

The Low Income Tax Credit Program (LITCP) was created by Congress in 1986 as Section 42 of the Federal Tax Reform Act.  Its purpose is to encourage the construction and rehabilitation of low income rental housing by providing a federal income tax credit as an incentive to investors. The program offers investors a ten year reduction in tax liability in return for investing equity capital into the development of eligible housing projects.

The Colorado Housing and Finance Authority (CHFA) is the designated state allocating agency for Colorado, and are responsible for designing and implementing the program in Colorado. More information can be found at www.chfainfo.com.

Santa Fe Crossing Apartment

Renovated in 2004, the Santa Fe Crossing Apartments has 30 units which consists of one and two bedroom apartments. Also, included are three store front properties with an apartment upstairs which allows the resident to run a small business at their place of residence. This apartment complex is located in downtown Pueblo.

Rood Candy Apartments

This apartment complex is located in downtown Pueblo at 410 W. 7th St. It consists of 35 units which are either one or two bedroom apartment. Utilities are included with the rent.

Ashwood Apartments

Ashwood Apartments is a 25 unit complex for seniors aged 55 and over and is located on the east side of Pueblo at 1421 E. 21st Street. All apartments are one bedroom with the following amenities: refrigerator, range, disposal, dishwasher, central air conditioning and washer/dryer hookups, cable ready and assigned car ports.

Oakshire Hills

Oakshire Hills is a multi-family community built in 2002. It is located in the northeastern section of Pueblo. These homes offer three bedroom with two baths, washer/dyer hookups, two car garage, fenced back yard and central air conditioning.

Villas at Oakshire

This multi-family community was built in 2012 and is located in the northeastern section of Pueblo. The Villas at Oakshire are all three bedroom with two baths, washer/dryer holdups, two car garage, fenced back yard and central air conditioning.
